Lentor Hills Residences Showflat 6100 1380 Showroom Hotline

Lentor Hills Residences will comprise of 598 exclusive homes, ranging from 1 to 4 Bedrooms. Majority of the units will enjoy unobstructed views of the surrounding lush greenery. With an estimated land area of  17,136.9 sq m, Lentor Hills Residences will have a refreshing resort style landscape that consists of a variety of facilities for all family to enjoy. The project’s developer had also priced units “more sensitively”, he added, “considering the more muted economic outlook, persistently high interest rates and cautious sentiments in the market”. A total of 298 units in the 99-year leasehold project were sold as at 5pm on Sunday. Buyers were predominantly Singaporeans, with the rest being permanent residents.
However, this new neighbourhood will now see an all new transformation that will include residential, shopping malls, parks, and greens. In addition, residents area able to access to the new Lentor MRT station that forms part of the Thomson-East Coast Line. With this new MRT line cutting through Lentor Hills Estate, residents can now enjoy direct access to key areas such as the Woodlands Regional Centre to the Central Business District of Singapore. Various land parcels have been put up for sale via the Government Land Sales (GLS) scheme within the Lentor Hills Estate.
While I feel that the latter is the more premium facing, this is set to change given the Government has released the site just ahead of Lentor Modern for sale via GLS, with the tender set to close on 13 September. Once built, the newer GLS will block the views of most of the South-West greenery facing units. Hence, on balance, if you do wish to have a view, it might be ideal to pick the North-East landed-facing unit. Therefore, to have a small 1 Bedroom allocation at just 10% makes plenty of sense, with the focus on 2 and 3 Bedroom units instead. While the former strives to allow some a starter or retirement home that is compact and easy to manage, the latter is rather sizeable by today’s new launch standards, giving buyers more options around space planning. You have the sink and Hansgrohe mixer on one side and the Smeg fridge, 3-burner gas hob, hood and oven on the other.
Your life will become more fascinating than ever thanks to the resort-style facilities available at Lentor Hills Condo. The property is positioned thoughtfully across the complex and offers a wide range of facilities for your pleasure. Living here means being in close proximity to popular nature spots such as Lower Peirce Reservoir and Thomson Nature Park, the former of which is idyllic especially in the early morning and evenings. If a jog or trek is not your thing, pop by for a leisurely stroll along the waterfront. Alternatively, you can even set up a small picnic to enjoy the serene environment.
Both layouts have an efficient dumbbell layout, are very practical with the Flexi room and have a larger than expected living room that can house a 6-seater dining set on paper. The kitchen, flex, and bathroom all have windows for ventilation, which is really rare to come by for new 2-bedroom units. Any prospective additional launches in 2022 will almost certainly be much less in magnitude than any launches this year.
The former consists of work corners, although the lack of air conditioning means it may only be practical to do so in the evenings or on a rainy day. I must say that looking at the renders of the development, you will notice that as with Midtown Modern, there is an emphasis on greenery throughout the development. This is especially apt considering how Lentor Modern is situated in a low-density area that already has a good amount of greenery around it.
This year saw a considerable surge in business transactions, with 11 aggregate sales sites selling for a total of $2.67 billion. Sing Holdings is developing the 640-unit executive condominium North Gaia on Yishun Avenue 9, which is slated to open sometime between the end of February and the beginning of March 2022. This report was based on a poll that included 233 property experts along with 101 meetings with investment professionals, developers, property company representatives, and broker for lenders. Singapore was benefited by the transfer of capital that could otherwise have been devoted towards assets within Mainland China and Hong Kong. Education is paramount in this prestigious community, with renowned schools just a stone’s throw away. Acclaimed institutions such as Presbyterian High, CHIJ St. Nicholas Girls’ School, and Anderson Primary School are all within the vicinity.
As of end August 2022, Pasir Ris 8 has just 41 units remaining, Piccadilly Grand 70 units, CanningHill Piers 33 units, and The Woodleigh Residences, and Sengkang Grand Residences have been completely sold out. The decision isn’t as difficult as Thomson Grove/The Calrose vs. Lentor Modern since Thomson Grove has the inherent advantage of actually being able to hold its land value forever. With the likes of Seasons Park, Castle Green and so on, we see this as a function of its age and lease over anything else. Ultimately, there is a lack of new launch units in Singapore in general, and new integrated developments are even more of a rare unicorn. One of the main gripes of smaller units in new launches is the lack of a storeroom, which may not appear to be an issue if you are a neat person. But if you are someone like me, you will realise that things do pile up after some time.
If you prefer something more modern, and enjoy newer facilities, Thomson Grove will definitely not fit that criteria. Both are integrated in their own right, and its $PSF pricing over the past 6 months isn’t too far from Lentor Modern. They’re also both closer to the city centre too which explains their higher pricing. Afterall, not only are they integrated developments – they offer greater amenities around compared to Lentor Modern today. While it is more expensive than the likes of Midwood, Dairy Farm, The Commodore and so on, you do have to remember that this development has the best access to retail and connectivity among them.
